As you will come to find out, I have been following the Zestimate for years. The trick is to look at what the Zestimate shows before a home is listed. The Zestimate is very heavily influenced by a list price set by the local listing agent.

If the local listing agent prices a property well above market the Zestimate will change quickly to react.

5 Lichen Lane in Sandwich, MA has a Zestimate range from $748,000 - $851,000. I did the analysis on this property and it has been listed on SparkOffer and will be in the MLS on January 8th. (Link to listing on SparkOffer)

My analysis and opinion is that this is a accurate range for this home. What would be nice for the Zestimate to have in the future would be an adjustment based on quality of the property.

The lower range should state if the home needs work, with the upper range based on recently being refreshed, etc.
